My husband and I were in a desperate situation where we owed more on our home than what it was worth. I had lost my job in the area of our home and my husband was driving 120 miles round trip to work each day when the price of fuel went up. We had tried selling our home off and on for several years with no success. Then our daughter was hospitalized for two months and we had to help her out with hospital bills. It got to the point when we could no longer afford to buy our prescriptions that we realized we could no longer make the payments on our home.

I had done some research on the internet looking for alternatives to foreclosure when I found this thing called a 'short sale.' We had never heard of it before. Shortly after that we were driving down the road when I saw a big sign saying call Ideal Homes for short sale information. My husband and I were skeptical about calling a number from a sign on the road but we made the call.

We were soon contacted by Julia Gentry from Ideal Homes who presented herself very professionally. She answered all our questions and was very knowledgeable about the business. She provided us promptly with all the forms that were needed. They contacted our leinholder and began the process. During the interim they remained in contact with us with updates on the process.

There were times that we worried was this the right thing to do since we did not know anything about their company. We thought ?what if they are a rip-off company? and we are signing documents giving our home to them! All these things crossed our mind but we tried to be patient and let the process work.

When they called and told us we had a closing date we were so relieved and happy.

We would recommend Ideal Homes to anyone looking to sell their home. They worked very hard to finalize our closing and we were very pleased with them.

As part of my divorce settlement in October 2007, I was left the responsibility of maintaining the marital home. Overwhelmed, I scrutinized my finances to determine how I would manage supporting my three girls, and keep up with the mortgage payments. After making several adjustments to my budget, I was still coming up with a negative cash flow every month.

I decided to contact the primary and secondary lenders on my home to inquire about relief options. The first lender advised that they would send me hardship forms to fill out, but that it would take several months to make a determination. The second lender assessed my situation over the phone, and concluded that there weren?t any options for me at that time. Their recommendation was simply to keep up the payments as best as I was able to.

In February 2008, I contacted an agent and put the house on the market. With the state of the market, the best I could hope for was to walk away from the property without owing anything. The property was listed, and went through three price reductions over the course of 6 months. The last reduction would require that I bring 20k to the table at closing.

The feeling of incredible discouragement drove me into a deep depression. I wasn?t sure where I was going to come up with the cash to bring to the table if I was made an offer. I was putting living expenses on credit cards to keep up with the mortgage payments. The attempts to find solid roommates ended up costing me more financially, and I didn?t want strangers in the home with my three girls. I knew that I would not be able to continue the path I was on much longer, as resources were quickly being tapped out. I advised my agent to take the property off the market while I took time to pray and reflect for a direction.

In October 2008, I contacted a realtor that my close friend had previously recommended. In complete desperation, I explained my circumstances to the agent. In speaking with her, she stated that this would likely end up being a short sale. After she explained what the process entailed, it appeared that this was clearly the option of last resort for me. A ll other avenues were coming up short, and I did not want to end up with a foreclosure on my record. The agent directed me to Ideal Homes who specialize in the short sale process. She stated that they are the best resource to engage to ensure the process proceeds as quickly and smooth as possible. She was certainly right. Ideal Homes completed the sale and closing of my home three months later.

Mike and Pat were a blessing for me. I have never had a problem with paying bills, house payments?etc?on time. I am one of those who pays off credit every month and hated the thought of being late for any payment.

Our situation looked hopeless. One of the banks holding our mortgages had just sent us a letter devaluing our home by over $150,000. Suddenly we realized we owed way more than our home was worth and the fight was nearly over. We were about to lose everything. The big banks had won and we, the little guys, were up against Goliath.

I began to search online for information about foreclosure and came across the website for Ideal Homes. We were very skeptical contacting a company off the Internet in light of all the Internet scams we'd heard about, but we decided to take a risk.
