Ideal Homes, LLC is a group of highly skilled investors and some of the nicest people you'll ever meet. We've helped many of our clients avoid foreclosure so that they could move on with their lives and we’d like to do the same for you.
 
 
What We Do

Why It Works
 
The foreclosure process costs lenders a considerable amount of time and money. For this reason, lenders do not want to foreclose and they wouldn’t if they had a better option. We give them that option.

When lenders receive our proposals, immediately, they realize that they’re dealing with an experienced, competent company. Due to the increased amount of foreclosures across the nation, lenders are continually inundated with short sale proposals. The majority of those proposals are quite unreasonable and ill-prepared. In fact, they often lack the vital information lenders require. As a result, most of those proposals are ignored and/or discarded.

Your lender(s) may refuse our short sale proposal and complete the foreclosure regardless of out diligent effort to negotiate with them.

Your lender(s) may issue an IRS 1099 form to you to indicate that you will be responsible to pay taxes on the forgiven amount.  In most case, our clients do not have to pay such taxes.
·
Your lender(s) may be able seek a deficiency judgment against you so that you will be required to repay the forgiven amount. In most case, our clients do not have to repay the forgiven amount.
